Situated opposite the Phoenix Arts Centre and close to the Curve Theatre, the site offered an outstanding development opportunity for a mixed use development.
The vendor submitted a planning application for a five-storey scheme for 10 apartments and an office unit with the intention of selling subject to planning permission.
However a purchaser was found who elected to complete the purchase without planning permission.
The site was sold for £275,000 which equates to £4.5m per acre.
