location

The site is situated in West Lynn, a small, rural village which includes a primary school and several pubs/restaurants. Although local facilities are limited, the village connects to Kings Lynn on the east bank of the river by a historic chain ferry dating from 1285 (we understand that it has been upgraded since then).

Kings Lynn offers a full range of services and has undergone significant regeneration in recent years, especially to the east bank of the river. There are shopping and leisure facilities in the town centre and a large industrial estate and retail park to the west of the town centre

The village is close to the junction of the A47/A17 trunk roads, which give access to Kings Lynn and Norwich in the east, Downham Market and Ely in the south, and Wisbech and Peterborough in the west.
