Viability

We have completed more than 600 viability projects.
 
Because we only take on work where there is a genuine problem meeting policy-required planning contributions, we have succeeded in at least reducing contributions in most cases.
 
We only work on the “developer side” for clients comprising national and regional housebuilders, landowners, SME developers, housing associations and local authorities (where they are developers).

Sales

We sell development sites in the East Midlands and sales are almost always “off-market”. They can be at all stages of the planning process from promotion land to fully consented schemes.
 
These opportunities come to us through our viability work, and a contact database built up over thirty years of experience working in the development market.

Acquisitions

We buy “to order” for private investor and private pension fund clients. Once we know their requirements, we will source opportunities and make our recommendations based on detailed property and market analysis.
 
Our advice is summarised in a full report and an appraisal to support our opinion of value and purchase price.
 
Then we negotiate the purchase with the vendor.

Management

We provide a “light-touch” asset management service for property investors. This includes late rent collection, enforcement of covenants, rent reviews, lease renewals and statutory compliance.
 
We charge a low annual fee which includes an annual management report/appraisal and bi-annual property inspections. Other work is charged at an hourly rate, although much of this can be recovered from tenants, depending on the terms of their lease.
